“REAL ESTATE – WE’RE BACK – AGENCY TO THE RICH!”

darren3
Darren Brimacombe

With discretion assured the rich, and in some cases, famous are back securing and selling real estate along the coast and Apollo Bay is no exception. With high profile clients both as vendors and buyers now viewing and back buying blue chip property.

For example, the below property that is on the market in Apollo Bay for $2.85M;

301009-picturejpg
Even a couple of years ago, you would not have seen anything like this.

Another ingredient spicing up the mix is the influence of expat Australians working overseas, especially Asian based, and including the Emirates. With Australia easing restrictions on foreign investments, we are now starting to spend more time with resident overseas buyers as well. I have dealt with a dozen or more overseas buyers in the last 14 months with a very strong conversion to sale. A Hong Kong buyer just recently purchased a property at $600,000+ in Noel Street.

I have in recent years successfully sold at record prices, a wongarra property at $2.65M, a Glen Murcutt designed home for $2.4M and a Peter McIntyre designed home at $2.2M, with those record buyers having a strong belief in the Apollo Bay coastline and the world class design of the architecture. Also, investors recently purchased a 60 acre vacant parcel of land for future development in excess of $4.5M.

With buyer confidence on the way back up and a track record of high end transactions our agency offers the top end of the market, unsurpassed service and recorded achievements. I have listed below the top 5 record sales of each town along the coast:
APOLLO BAY
1. $2.85M – Wongarra
2. $2.4M – Moonlight Head
3. $2.2M – Marengo
4. $1.8M – Skenes Creek
5. $1.145M – Marengo
LORNE
1. $3.65M – Smith Street
2. $2.9M – Mountjoy Parade
3. $2.86M – Ocean Road South
4. $2M – Mountjoy Parade
5. $1.95M – Hall Street
AIREYS INLET
1. $2.67M – Banool Road, Fairhaven
2. $2.1M – Banool Road, Fairhaven
3. $1.9M – Great Ocean Road, Eastern View
4. $1.7M – Banool Road, Fairhaven
5. $1.45M – Great Ocean Road, Eastern View

The key to my success and the agency’s is that we get inside the heart of the owner as to why they love their properties and where their favourite spots are. Also, having a long and established reputation and links with the right connections, clubs and associations and our ongoing support of charity, leaves us with the right people and connections to place the property to the market through a long relationship building foundation.

GREAT TIME FOR BUYERS TO GRAB COASTAL VALUE

darren2
Darren Brimacombe

As lifestyle driven coastal markets fared worse than any other markets over the year, conditions are now improving, and now is by far the best time for positioning in the market while prices remain lower. With the turnaround coming from a low base, however, and most coastal lifestyle markets similar to Apollo Bay still providing a wide range of opportunities, generally prices are still lower than last year. Despite the strong jump in market activity, monthly sales in the shire are below 10 year averages, suggesting competition in the market is far from fierce.
(Source: RP Data)

However, our Vendors and Agency have defied the above trend recording some recent record sale prices for specific areas:
• Cawood Street – Sold for close to $800,000
• Heathfield Estate – Sold for $800,000 plus
• And strong median price sales in the last few weeks
We look forward to this continued confidence in the market with the market realising the exceptional value.

Once again, reinforcing the point of difference our Agency offers, and representing the maximum the market will offer to every seller with capability to be responsive to all buyer activity whether via internet, print media, radio, TV or our four strategically placed offices.

Also, I am proud to announce a couple of very exciting new listings:

A. “Truffle Farm” at 415 Sunnyside Road, Wongarra. Imagine owning your own truffiere (as featured on TV) situated just off the Great Ocean Road between Lorne & Apollo Bay. This beautiful 88-acre property boasting outstanding coastal views has so many amazing features that it makes it one of Victoria’s most unique & special farms. The magnificent 3 B/R dbl storey cedar residence is set amongst attractive gardens with a separate S/C cottage adjacent to the house which is ideal for guest accommodation. The truffiere includes approx. 200 oak trees which have now produced three valuable crops of Perigord Black Truffles. These truffles are revered for amazing quality & flavour and are in great demand by chefs throughout Australia.

B. “Salt Water” apartments at 15 Cawood Street, Apollo Bay, sensationally located within 200m to the beach. These brand new townhouses, with a spacious, eco-friendly 2-storey design and 5-star energy efficiency rating, are Apollo Bay’s newest luxury townhouse development. Great Ocean Road Real Estate are proud to announce their official release on the Melbourne Cup long weekend and would like to invite you to a champagne Open for Inspection on Saturday 31st October from 4:00-6:00pm.

Apollo Bay Harbour

“Apollo Bay News”

darren
Darren Brimacombe

Apollo Bay is experiencing considerable growth in tourism and residential development with a current population of around 1,200 which swells to 15,000-18,000 over the peak holiday season.

Did you know that the Apollo Bay Harbour is one of only three safe blue water havens in Victoria’s area west of Port Phillip Bay?

Apollo Bay Harbour Precinct Plan
The ever progressive Colac Otway Shire had developed and adopted a concept plan for re-development outlining potential development and improvement opportunities for the Apollo Bay Harbour precinct. Including integrating the Harbour and the town with new shared pathways and improved access with increased parking.

The vision for the master plan “The Apollo Bay Habour Precinct” will be the new focal point for the town and surrounding region and a “Must See” destination along the Great Ocean Road.

With the underlying principle of the master plan process, Apollo Bay must capitalise on its unique location and develop in a way to set it apart from other towns along the Great Ocean Road. With the emphasis to maintain: A distinctive seaside village atmosphere; and the port as a working harbour.

A $1.6M upgrade of the marina at Apollo Bay is complete. This new marina is a lot safer and has the capacity to accommodate for an increased number of berths in Apollo Bay. The new facility caters for boats up to 18m in length, and will benefit commercial and recreational boat mooring conditions at the harbour. Some technical Features of the Marina include:

• A ten year warrantee for pontoons, connections, mooring fittings and piles against breakage, structural distress, cracking etc.
• The pontoon material is resistant to Ultraviolet light, salt water, petrochemicals, marine organisms and fire.
• The deck is finished with an anti-slip surface for alleviating risks of injuries suffered due to slipping.
• Energy efficient lighting of appropriate intensity for navigation, security and pedestrian movement.

Seasonal return of Great Ocean Road Holiday lovers.

“Apollo Bay” News

Darren Brimacombe

The company again leads the way with the initiative saving the environment, with the town rallying for and conducting No Plastic Bags for the Apollo Bay working groups. Our carry bags are freely distributed to our clients as again we respect our backyard and what it represents to the ocean environment. We look forward to assisting our communities to reach their goals to a plastic bag free Apollo Bay.

Seasonal return of Great Ocean Road Holiday lovers.

The siren of the AFL Grand Final sends a significant message to the coast.

* The 2009 AFL premiership cup again sits proudly in Geelong.
* The third term school holidays vacating are almost complete.
* Visitations and focus of local owners, absentee owners, would-be owners and visitors alike is again re-aligned to “our backyard”.

Many coastal traders report that their businesses are re-born with the seasonal return of Great Ocean Road Holiday coastal lovers. Expectations of record numbers are buoyant as the Geelong bypass puts a new definition of travel time and stress free motoring to coastal havens of Torquay, Anglesea, Aireys Inlet, Lorne and Apollo Bay. A trend that is also being reinforced by the coastal portals of our accommodation businesses.

What about real estate and coastal property values many will ask?

According to rpdata.com.au (ASX: RPX) property database, which is Australia’s largest and includes over 170,000 sales during the first eight months of 2009, home values in Australia rose by an exceptional 1.9 per cent during the month of August. This brings cumulative capital growth in the first eight months of 2009 to a better than expected 7.9 per cent. Leading the recovery through 2009 has been Melbourne with 11.6 per cent capital gain year to date in 2009.

From an interested observers perspective this increased market activity is another great sign for “our backyard”. Historically the coastal market has followed the trend of the “big smoke” albeit with a time delay of approximately 6 months prior to our seasonal cycle.

On average across our core business regions 57.7% of homes are owned by absentee property owners (i.e. second home owners).

Torquay 32.16%

Aireys Inlet 68.29%

Lorne 72.5%

Apollo Bay 57.72%

With our Melbourne Metropolitan and country visitors set to revisit there are a number of positives that reinforce our optimism for the coming year.

1. The brilliant Geelong bypass.
2. The added equity that many Melbourne Metropolitan property owners have build in their home.
3. Affordable interest rates for those who have income and cash flow security.
4. Numerous local projects and initiatives across the Surfcoast and Colac Otway Shire.

In summary there appears no better time to be entering or upgrading in our exciting coastal market.
