RECORD RESIDENTIAL SALE IN APOLLO BAY

A residential home along the Great Ocean Road in Apollo Bay has just sold for a record price. Melbourne could overtake Sydney as the least affordable Australian city to buy a home in, if trends showing housing affordability plummeting to near record lows continue.

A combination of interest rate rises and property price growth has seen housing affordability worsen more in Melbourne than other capital cities over the past year. This has also been reflected in the very buoyant market we have seen on the coast in the last 12 – 18 months.

The Real Estate Institute of Victoria has released figures showing median prices in regional Victoria over the past year increasing by 29% in some areas and plunging by almost 8% in others.

According to this month’s Herron Todd White Westpac property report, prices for vacant land in regional Victoria remain strong, due to a lack of supply and increase in demand. 

With the ever increasing population growth, the infrastructure and designated growth nodes – combine this with new levels of appreciation – purchasing of coastal property is a sure fire way of enjoying good returns and proven capital growth over the medium term.
