One of the most positive Apollo Bay real estate and property weeks of the past 52 with crucial announcements that are fantastic confidence boosters as we march into our summer selling season. GIRLS NIGHT IN – APOLLO BAY

On Friday the 18TH of November, we are Hosting the Apollo Bay Girls Night In! The event is in aid of raising money to support the National Breast Cancer Foundation. What a great excuse to create awareness & raise some money!

Roz O Grady (Our Local Police Woman) and Bec Allen (Sales Agent at Apollo Bay) have coordinated the event and received an amazing response. We were hoping to sell 100 tickets, and have been inundated with local women wanting to attend & support. Seats for the night have sold out due to the astounding response!

The event will include a ladies Fashion Parade, Trivia, Raffles, Drinks & Nibbles, Auctions, and of course mingling with the girls!
All money raised will help Cancer Council continue funding world class research, prevention programs and patient support services to help those affected by cancer. Every dollar counts!

Although we are booked out for seats, we would still love your support & donations. GREAT OCEAN ROAD REAL ESTATE, has a table booked with ten ladies from the office supporting and attending. Apollo Bay News – Current Market Update

Property transfers although slightly below turnover to the same time last year, the Valuer General statistics indicate that there has been some positive activity.

VISITATION GROWTH FORECASTS

VISITATION GROWTH FORECASTS:

Forecast Growth in the Great Ocean Road region.

Projected forecasts of visitation show that the Great Ocean Road region will attract between 9.6 million and 10.5 million visitors by 2030. At a minimum this is 2.4 million higher than existing visitation levels.

INTERNATIONAL VISITOR FORECAST:

Using the base case scenario international visitors to the Great Ocean Road region are forecast to increase at 3.9% per annum from 2010-2030. This equates to an additional 560,000 international visitors to the Great Ocean Road Region by 2030 (more than double the existing visitation). The experience seeker markets that are projected to grow the most by percentage increases are:

India (8.9%)
China(8.5%)
Continental Europe (4.1%)
USA (3.1%)

By 2030 Continental Europe will have secured its place as the most important international experience seeker market by number of visitors and China will become the 2nd most important international experience seeker market in terms of total visitors to the Great Ocean Road region over the next 20 years.

DOMESTIC VISITOR FORECAST:

Using the base case scenario domestic visitation is projected to increase by 1,7 million visitors between 2010 – 2030.

The key markets that are projected to grow the most by percentage increases are:

Traditional family life (2.3%)
Socially Aware (1.1%)

TOUGH TIGERS – GFL PREMIERS 2011

Colac Tigers remain one of the Geelong Football league’s junior forces. Not only one premiership, but they have claimed two at the weekend with the Tigers winning the Under-18 football flag with a 26 point defeat of St Josephs, and also taking home the 13-and-under netball spoils with a 21 goal triumph against Geelong West St Peters.

The GFL premiers, for the second time in three years, outclassed their opposition. Colac / Apollo Bay’s young skipper, Michael Bolitho starred for the Tigers, leading the club in a best-on-ground performance to help open up a five goal lead coming into the final term.

Coach Adam Marshall commented: “”We’re very relieved, it’s been a very long year and we have put in a lot of hard work, it’ll take a while to sink in, but we are very satisfied.” Defender Jake Cooper, won plenty of the footy.

What a credit to the great determination & dedication. Their commitment to improving, throughout the season is just terrific.

BEREAVEMENTS – Les Noseda
All the team at Great Ocean Road Real Estate pass on their condolences to all the family and friends of the late Les Noseda, and Apollo Bay Champion, who at all times had the interests of the town and a passion for its community. I have listed down just some of Les’s contributions without mentioning the assistance he provided to others within our village.

During his lifetime Les was the driving force behind many community and tourism based activities and was Apollo Bay’s great giver. Les’ infectious enthusiasm and drive to get things done saw him accomplish some amazing achievements and associations. Following his short but courageous battle with cancer Les passed away on Sept 15th. On Monday Les was farewelled with great love and appreciations (to the tune of the “Bombers” club song) by 300 family, friends and colleagues at the Apollo Bay Football Club. He has been laid to rest beside his beloved daughter Mandy at the Apollo Bay Cemetary.

IS IT WISE FOR DIY SUPER FUNDS TO BORROW TO INVEST IN PROPERTY GIVEN THE RULES THAT ALLOW SUCH A STRATEGY ARE SO COMPLEX?
Absolutely. Borrowing to invest inside a DIY fund has potential to be a very powerful tool. The strategy doe have some complexity, so it is essential that an investor seeks professional advice. There are packages, starting from $5000 all-up, for advice, Nominee Company, trust deed and execution of all compliance elements, and they are relatively easy for the DIY super trustees to access. The key is to ensure the expected tax saving exceeds the cost of establishment, and there are good examples of this.

WHAT TYPE OF PROPERTIES MIGHT SUIT DIY SUPER INVESTORS? DO YOU HAVE A PREFERENCE FOR COMMERCAIL OT RESIDENTIAL REAL ESTATE?
We concentrate on residential property. It has historically less volatility and a lower correlation with other asset classes. This means it provides better diversification. If you want to borrow to buy a property in super, you’ll typically find the costs of establishment and borrowing will be lower with residential real estate too. Commercial and office real estate, while offering strong headline rent, can have protracted periods of vacancy and experience subdued capital growth – issues a DIY trustee will have to understand and accept.

FISHY
13FISH – Is the 24-hour reporting line for illegal fishing activity, is proving a winner with resource conscious Victorians. Fisheries Victoria Executive Director, Anthony Hurst said that since the inception of 13 FISH in 2003 almost 15,000 calls have been recorded from all over the state. “These calls have led to the prosecution of, or issuing of on-the-spot fines to nearly 1,100 individuals”, Mr Hurst said. As a result of one call, fisheries officers were able to plan and conduct an operation that led to the arrest of three men for illegally using a mesh net to take 832 fish, 709 were under size. The men pleaded guilty and were ordered to pay $30,000 including fines and compensation.

FUTURE STAR – LAURA TAYLOR
Laura Taylor is already a star in our eyes. The girl who loves Basketball, self confesses to playing Netball for fun and friendship, and boy don’t we all wish we had skills as flash and impressive, as Miss Taylor. On the court she is electric, tenacious and puts her body on the line, for front position.
She has for the entire (2011) season, committed to playing both Under 17’s and also playing A Grade netball. This would mean, some weeks she would endure 8 quarters of netball, that is 96 minutes of solid intense physical activity. This girl is a future leader of the Apollo Bay Netball Club. The award has capped off an impressive season for Laura. We cannot wait to see what she can present in the future, her strength on court is so impressive. Wait till you see her play basketball! Well done Laura on a fantastic season with the Bay.

You will recall that the first round of consultation for the above project was held in March this year when the project was introduced to the Apollo Bay community and feedback was sought on the release of an Issue Analysis Report.

Since this time, the consultant has reviewed submissions and produced a draft report which was recently considered by Council and is now available for public comment. A ‘drop-in’ information session has been scheduled in Apollo Bay where the Study Team and Council staff will be available to answer your questions on the project as follows:

The Draft Report discusses in detail the investigations sites, future supply and demand for housing and industrial land in Apollo Bay and urban initiatives accompanied with recommendations.

SNAPPER TO IT! Leisure Hunters. Scientists from fisheries Victoria, are predicting the 2011 / 2012 season, and there will be a repeat of recent years.
Anglers have reported last year, that more than 80% of snapper, were caught above 1KG, and were at least 40 cm long.
One in Four, were big red’s, that weighed more than 3kg, and were at least 60cm.
