BEREAVEMENTS – Les Noseda
All the team at Great Ocean Road Real Estate pass on their condolences to all the family and friends of the late Les Noseda, and Apollo Bay Champion, who at all times had the interests of the town and a passion for its community. I have listed down just some of Les’s contributions without mentioning the assistance he provided to others within our village.

During his lifetime Les was the driving force behind many community and tourism based activities and was Apollo Bay’s great giver. Les’ infectious enthusiasm and drive to get things done saw him accomplish some amazing achievements and associations. Following his short but courageous battle with cancer Les passed away on Sept 15th. On Monday Les was farewelled with great love and appreciations (to the tune of the “Bombers” club song) by 300 family, friends and colleagues at the Apollo Bay Football Club. He has been laid to rest beside his beloved daughter Mandy at the Apollo Bay Cemetary.

IS IT WISE FOR DIY SUPER FUNDS TO BORROW TO INVEST IN PROPERTY GIVEN THE RULES THAT ALLOW SUCH A STRATEGY ARE SO COMPLEX?
Absolutely. Borrowing to invest inside a DIY fund has potential to be a very powerful tool. The strategy doe have some complexity, so it is essential that an investor seeks professional advice. There are packages, starting from $5000 all-up, for advice, Nominee Company, trust deed and execution of all compliance elements, and they are relatively easy for the DIY super trustees to access. The key is to ensure the expected tax saving exceeds the cost of establishment, and there are good examples of this.

WHAT TYPE OF PROPERTIES MIGHT SUIT DIY SUPER INVESTORS? DO YOU HAVE A PREFERENCE FOR COMMERCAIL OT RESIDENTIAL REAL ESTATE?
We concentrate on residential property. It has historically less volatility and a lower correlation with other asset classes. This means it provides better diversification. If you want to borrow to buy a property in super, you’ll typically find the costs of establishment and borrowing will be lower with residential real estate too. Commercial and office real estate, while offering strong headline rent, can have protracted periods of vacancy and experience subdued capital growth – issues a DIY trustee will have to understand and accept.

FISHY
13FISH – Is the 24-hour reporting line for illegal fishing activity, is proving a winner with resource conscious Victorians. Fisheries Victoria Executive Director, Anthony Hurst said that since the inception of 13 FISH in 2003 almost 15,000 calls have been recorded from all over the state. “These calls have led to the prosecution of, or issuing of on-the-spot fines to nearly 1,100 individuals”, Mr Hurst said. As a result of one call, fisheries officers were able to plan and conduct an operation that led to the arrest of three men for illegally using a mesh net to take 832 fish, 709 were under size. The men pleaded guilty and were ordered to pay $30,000 including fines and compensation.

FUTURE STAR – LAURA TAYLOR
Laura Taylor is already a star in our eyes. The girl who loves Basketball, self confesses to playing Netball for fun and friendship, and boy don’t we all wish we had skills as flash and impressive, as Miss Taylor. On the court she is electric, tenacious and puts her body on the line, for front position.
She has for the entire (2011) season, committed to playing both Under 17’s and also playing A Grade netball. This would mean, some weeks she would endure 8 quarters of netball, that is 96 minutes of solid intense physical activity. This girl is a future leader of the Apollo Bay Netball Club. The award has capped off an impressive season for Laura. We cannot wait to see what she can present in the future, her strength on court is so impressive. Wait till you see her play basketball! Well done Laura on a fantastic season with the Bay.

You will recall that the first round of consultation for the above project was held in March this year when the project was introduced to the Apollo Bay community and feedback was sought on the release of an Issue Analysis Report.

Since this time, the consultant has reviewed submissions and produced a draft report which was recently considered by Council and is now available for public comment. A ‘drop-in’ information session has been scheduled in Apollo Bay where the Study Team and Council staff will be available to answer your questions on the project as follows:

The Draft Report discusses in detail the investigations sites, future supply and demand for housing and industrial land in Apollo Bay and urban initiatives accompanied with recommendations.

SNAPPER TO IT! Leisure Hunters. Scientists from fisheries Victoria, are predicting the 2011 / 2012 season, and there will be a repeat of recent years.
Anglers have reported last year, that more than 80% of snapper, were caught above 1KG, and were at least 40 cm long.
One in Four, were big red’s, that weighed more than 3kg, and were at least 60cm.

Property market activity is bouncing back in the current market, with some strong real estate sales reported over the last few weeks around Apollo Bay. Although general enquiry has been relatively low, the enquiry that we do receive is very strong, and thus converting to sales. The other interesting point to note, is that enquiries are interestingly focused across to the broader sector of the market.

With the sale of the property Bed and Breakfast at Glennaire, which sold in the vicinity of $1.5 million, plus numerous residential sales ranging from ($420,000 – $700,000). We have noticed a slower demand for residential land, particularly through the residential land in Seeberg Court – “Apollo Bay Heights”, land sale selling at strong prices, thus the market is prepared to pay for quality.

Another strong commercial property sale being the property at 3/157-159 Great Ocean Road. Selling at 5% net return. A Brand new listing for astute investors is a Blue-chip Commercial Freehold, also about to hit the market, on a similar return as the above mentioned sale. I will keep you posted on this opportunity. TOURISM FORECAST FOR 2010 THROUGH TO 2020

The tourism forecasting committee (TFC) releases two forecast per year. This is the first issue for 2011, and provides forecasts from 2010 through to 2020.

Assumptions underlying these TFC forecasts are:

Australian dollar to remain at priority with US dollar, in 2011 (Expected to average US $1.00 which takes into consideration the strong appreciation in recent months).

International travel to Australia is expected to continue to grow due to increased airline seat capacity. Growth is expected to show to reflect the response by International airlines to the increasing of oil prices (Influenced by the onset of the current geopolitical instability in the Middle East).

KEY POINTS

1. Arrivals from Europe & North America, down inbound tourism to remain subdued, hence reflecting current economic situation in those regions.

2. Arrivals from parts of Asia, will stay strong, In contrast tourism demands from the strong performing economies of Asia, specifically China, India and Indonesia, expected to continue to be the main source of growth in Visitor arrivals to Australia, both short and in the medium term.

3. Strong Aussie dollar is encouraging outbound travel by Australians. Eroding competitiveness of the domestic sector. The domestic market is vital for regional tourism, so this trend is particularly damaging to tourism in rural and regional areas.

4. China is currently Victoria’s largest inbound market in terms of expenditure ($685 Million in 2010). And it is expected to become Victoria’s equal largest visitor market, along with New Zealand.

5. Forecast growths following from the following inbound markets in 2011 are:

China: (+25.8 %)

New Zealand: (+5.0 %)

USA: (+1.6%)

UK: (+0.1%)

In contrast, the recent earthquake and tsunami and resultant nuclear disaster have produced a negative forecast of (-26.5%) in arrivals from Japan for 2011.

6. International arrivals to Victoria, it has been estimated that we will receive (1.7 Million) International visitors in 2011. Increasing to (2.3 Million) in 2020 (Annual average growth rate of 3.6 % from 2010 – 2020).

7. The Domestic Travel in Victoria, in 2010 received (15.8 Million) domestic overnight visitors. It is estimated this figure will grow to (16.5 Million) domestic overnight visitors by 2020.

What does all of this mean for Victorian Tourism? As a destination, Victoria needs to be able to compete with overseas destinations for Australian travelers. This will require investment in accommodation, infrastructure and attractions, especially in regional areas.

Opportunity lies in the domestic business travel segment. Th figures highlight the need for commitment from the State Government to invest in the expansion of the Convention Centre. The importance of the fast growing Chinese market means that as a State, we need to be ready to welcome and service visitors from China; we need to ensure that’s we can meet, if not exceed, their expectations in terms of tourism experience, visitor service and value for money.

AUSTRALIAN TOURISM

AUSTRALIAN OVERSEAS HOLIDAYS INTENTION REMAINS HIGH IN MARK 2011 QUARTER.

70 per cent (12.9 million) of Australians 14years or older intend to take at least one holiday in the next 12 months. The media types these holiday intenders consider most useful in deciding travel and accommodation are: the internet 62%, followed by newspapers 13%, magazines 8%, yellow pages 5%, catalogue and TV 4% according to the latest Roy Morgan research holiday tracking survey conducted in the 3 months to March 2011. The percentage of Australians who intend to travel domestically on their next holiday has fallen to 57% in March 2011 quarter from 58% in March 2010. The percentage of Australians who intend to go overseas on their next holiday however remains high at 9% for the March 2011 quarter.

English Football legend, David Beckham will be opening up the first “David Beckham World Of Sport Complex” in Natal, Brazil.

This will coincide with their hosting of the 2014 World Cup. This will be part of a bigger resort, which will include a Rubens Barichello Motor Racing School.

Beckham has already set up professional sports academies in both London & Los Angeles with Beckham hoping to give opportunities to gifted but disadvantaged children.

Samantha Gore, sales and marketing director of Brazil Real Estate Specialist (UV10) – said “Although some might think that a Soccer Academy offers a tenuous link to the property market, tourism, and property investment – all being close cousins.
Each has a huge knock on – effect on the other. The more people attracted to an area, the more buoyant the property market becomes”. Ms Gore also stated, “Major global sporting events automatically improve local transport links & facilities, also showcasing the countries best assets to millions of viewers”.

We can only imagine, the effect that events such as the World Cup will have on Brazil – in areas such as Pipa, just South of Natal. Prices are already storming on up to 20-30% per annum. As it is a favorite resort with wealthy Brazilians, finding rental accommodation can often be a challenge. The Brazilian property market is far from its peak and there’s plenty of growth to be seen between now and 2014!

THE GREAT OCEAN ROAD

This is now listed as World Heritage – It is a Natural icon and the continuing showcasing on a world scale, has some small comparison to the above. I am certainly not indicating the “World Cup” however in the future, who knows? Our continual commitment from Tourism Australia, to the grandstand. Great Ocean Road, on a World Scale and the growth and participation of such events as the International Great Ocean Road Real Estate Marathon, of which some competitors from (15) countries, worldwide participated in some small way. We should see a continual and steadier growth to our tourism and property values.

CARBON TAX / TRADING SYSTEM

The uncertainty of the current position or the carbon cost to both Consumer and of course to Business, is in my opinion eroding the confidence in the current climate. Thus seeing a direct effect on the balance of the economy. With uncertainty in place – The Leisure & Lifestyle market, along with general tourism has certainly been affected along the Victorian coastline. The debate FOR or AGAINST the Carbon Tax, has added to a compressed market climate.

Until some certainty and more importantly, clear political leadership is shown, this in my opinion will continue to affect our coastal market. With this decision pending, clear communication and direction to the consumer and business sector, is vital.

Once we have this, I am very confident we will be evident in seeing a more aggressive approach to the consumption of the lifestyle / leisure market. The commentary in some sectors has indicated a cost of some ($816,000) per year, or ($16) per week.

I look forward to our so called Governments, outlining the true costs and impositions this may have on economies. This will enable us all to get in with some clarity and concern to address us as individuals, in the overall care of this great place.
