<p>The housing market activity has been excellent in the last 9 months and we have come through the Global Financial Crisis. With continued property buyer enquiry and sales we are now starting to see consistent property sales back in the middle to top-end. Although the demand in the Bellarine and areas closer to Melbourne have been steady through the last 2 years, the last 6-9 months has seen a resurgence of buyers back to Apollo Bay and surrounding regions such as Johanna, Lavers Hill and Marengo. With the bi-partisan government announcements on the road extension to Colac and the excellent home value that the Apollo Bay market offers, combined with an increasing demand on the populations of Melbourne, Apollo Bay is certainly well positioned to continue to be a great real estate investment and coastal holiday destination.</p>

			<content:encoded><![CDATA[<p>The Real Estate Institute of Victoria has released figures showing median prices in regional Victoria over the past year increasing by 29% in some areas and plunging by almost 8% in others.</p>
<p>According to this month’s Herron Todd White Westpac property report, prices for vacant land in regional Victoria remain strong, due to a lack of supply and increase in demand. </p>
<p>With the ever increasing population growth, the infrastructure and designated growth nodes – combine this with new levels of appreciation – purchasing of coastal property is a sure fire way of enjoying good returns and <em>proven</em> capital growth over the medium term.</p>

<p>These days however, with the differences between the major parties less obvious than in days gone by, we are less likely to see too much nervousness from buyers. 			<content:encoded><![CDATA[<p>The whale watching season has officially started with several sightings reported along the <a href="http://www.apollobayrealestate.com.au" target="_self">Great Ocean Road</a>, with some recently seen at Sunnymead Beach, Anglesea and just past the breakers at Fairhaven.</p>
<p>Every year, Southern right Whales make their way along the coast delighting locals and visitors alike.<br />

			<content:encoded><![CDATA[<p><strong>New railway station a boost for Coast commuters</strong></p>
<p>RAIL connections from the Surf Coast to Melbourne have received a major boost announcing a new station for the region&#8217;s newest neighbour, Armstrong Creek. </p>
<p>The new station to sit on the existing railway line between Ghazeepore Road and the Surf Coast Highway.  This connection will further enhance the benefits of the Ring Road by improving access to the Surf Coast.</p>
<p>The government is taking action to build the right infrastructure for growth to lock in a prosperous future for regional Victoria, one of the state&#8217;s key growth corridors. </p>
<p>The new station will provide enhanced access for residents to central Geelong and Melbourne and, as the most westerly station in Geelong, service the Bellarine Peninsula and Surf Coast region.<br />
