THE APOLLO BAY INFORMATIVE PROPERTY MARKET REPORT

Property market activity is bouncing back in the current market, with some strong real estate sales reported over the last few weeks around Apollo Bay. Although general enquiry has been relatively low, the enquiry that we do receive is very strong, and thus converting to sales. The other interesting point to note, is that enquiries are interestingly focused across to the broader sector of the market.

With the sale of the property Bed and Breakfast at Glennaire, which sold in the vicinity of $1.5 million, plus numerous residential sales ranging from ($420,000 – $700,000). We have noticed a slower demand for residential land, particularly through the residential land in Seeberg Court – “Apollo Bay Heights”, land sale selling at strong prices, thus the market is prepared to pay for quality.

Another strong commercial property sale being the property at 3/157-159 Great Ocean Road. Selling at 5% net return. A Brand new listing for astute investors is a Blue-chip Commercial Freehold, also about to hit the market, on a similar return as the above mentioned sale. I will keep you posted on this opportunity. It does demonstrate the exceptional coastal value that still is alive and exists in Apollo Bay. With the instability of the stock market, the traditional stability of bricks and mortar again coming to the fore.
